North Saddle Caye, situated approximately 45 minutes ENE of the very popular, Placencia Village, is a private island Paradise that has been fully developed, with all the comforts and amenities of a Luxury Estate.

Belize's private islands are in high demand with Investors, Developers and even Hollywood movie stars including Leonardo Di Caprio, who recently acquired Blackadore Caye, an undeveloped island off the Northern coast of Belize, for a multi-million dollar eco-friendly private island development project.

Only a small percentage of the over 200 islands that dot Belize's coastline are developed and of those only a few, if any, are completely off grid with the self sustainability capabilities of North Saddle Caye.

North Saddle Caye is a truly unique island in that it is one of the only fully self-sustainable islands in Belize developed primarily as a private estate for the personal enjoyment of its owners. However, it can easily become a major income earner as a vacation rental or small island resort.

The structures on North Saddle Caye include two twin luxury villas and two guest cottage. All are spacious, inviting and skillfully designed using exotic Belizean hardwood. Both Villas have 20ft high vaulted ceilings, fully equipped kitchen, matching Master bedrooms with en-suite bathrooms and wall to wall glass doors capable of withstanding up to category 4 hurricane conditions. One guest cottage has a full kitchen, two bedrooms and two full bathrooms while the second has a kitchenette, two bedrooms and one full bathroom. Both have a comfortable living and dining area, patio and outdoor showers.

North Saddle Caye has a large and very deep natural lagoon to the west of the island which provides a perfect deep water safe harbor with space to easily accommodate multiple large sea vessels. Over 240ft of sea wall and docks further facilitates boat docking as well as provides a great place for swimming, drop fishing or just lazing on a custom made lounge chair and soaking up some of that ever present Caribbean sun.

The primary/main dock leads into a boat/technical house with 2711 sq. ft. of interior space, providing ample space for storage of fishing and boating equipment, tractor, mower tractor and much more, all included in sale. This structure is also home to operating room housing battery bank ( (48V) converted to 110V in the houses and cottages.
